FIX UNEVEN CONCRETE BEFORE IT BECOMES A PROBLEM FOR EMPLOYEES & VISITORS

Office building Concrete Lifting Leveling in Manitowoc

Uneven concrete around an office building or office park can create problems for employees, tenants, customers, delivery drivers, and visitors. Sunken sidewalks, uneven entrances, and settled concrete near parking areas can create trip hazards and make an otherwise well-maintained property look neglected.

RaiseRite helps building owners, property managers, facility teams, and office parks across Wisconsin lift and level existing concrete without the expense and disruption of tearing it out and replacing it.

When the concrete itself is still in good condition, polyurethane concrete raising can restore the slab to a safer, more usable position while helping keep your property open and accessible.

Why Does Concrete Sink Around Office Buildings?

Concrete settlement usually starts below the slab. Poor soil compaction, water runoff, erosion, underground utility work, changing moisture levels, and Wisconsin freeze-thaw cycles can weaken the support beneath concrete over time.

Once the soil beneath a slab can no longer support it evenly, the concrete may begin to sink or shift.

Common problem areas include:

  • Front sidewalks and main entrances
  • Employee walkways
  • Sidewalks between office buildings
  • Parking lot walkways
  • Steps and stoop approaches
  • Loading and service entrances
  • Courtyard concrete
  • Patio and employee break areas
  • Dumpster and utility areas
  • Concrete around curbs and parking structures

Office parks can experience settlement in multiple locations because concrete may have been installed at different times and over different soil conditions. When those slabs are still structurally sound, lifting may be a practical alternative to tearing them out.

In addition to office buildings and office parks, we also repair warehouse floors, factory floors, loading docks and ramps, interior floor slabs, strip malls, and municipal concrete structures. See our full list of commercial concrete leveling services for more.

WHAT ARE THE SIGNS YOUR OFFICE PROPERTY NEEDS CONCRETE LEVELING?

Small elevation changes can become noticeable quickly around busy commercial properties. Employees and visitors may walk across the same sidewalks and entrances every day, making uneven concrete an issue worth addressing early.

Watch for:

  • Uneven sidewalk sections
  • Raised edges between adjoining slabs
  • Trip hazards near entrances
  • Concrete sinking away from doorways
  • Uneven transitions from parking areas to sidewalks
  • Water collecting on settled slabs
  • Walkways sloping toward the building
  • Settled concrete near stairs or ramps
  • Slabs rocking or moving under foot traffic
  • Cracks caused by uneven support beneath the slab

If the concrete is still in usable condition, lifting and leveling may allow you to keep the existing slab instead of replacing it.

Our Fix: Quick, Clean Concrete Leveling with Foam

Concrete Raising Near Me

Step 1) Injection holes are strategically drilled around the areas where the concrete is sunken and requires lifting.

Concrete Lifting Near Me

Step 2) Once everything is prepped, and the hose and material are in place, the polyurethane foam is injected through the holes. It expands to fill the space underneath the concrete slab, using the slab itself to drive the foam into the crevices, thereby lifting the concrete back to its original position.

Concrete Repair Near Me

Step 3) Once the concrete is stabilized and lifted to the proper position, the injection holes are filled with new cement, allowing you to use your surface immediately.

Polyurethane concrete raising uses a foam material that is injected under the slab. When the components of the material are mixed, a reaction causes the material to expand. This expanded foam fill any voids beneath the slab and raises the concrete. This material will never lose density, is permanent and weighs only about 2 pounds per cubic foot.

Frequently Asked Questions

Yes. Many office building projects can be completed while normal business operations continue. We can work in targeted areas and coordinate with property or facility managers to minimize disruption around entrances and heavily traveled walkways.

In many cases, yes. If one slab has settled below an adjoining slab, lifting the lower concrete can improve the transition and reduce the height difference creating the trip hazard. We evaluate each area to determine whether lifting is appropriate.

Yes. RaiseRite can evaluate multiple sidewalks, entrances, and other concrete areas throughout an office park. This can be especially helpful for property managers dealing with settlement at several buildings or locations.

Yes. Walkways connecting parking areas and buildings are common places for settlement. We can lift suitable concrete to improve uneven transitions and make these frequently traveled areas more usable.

It can in some situations. If a settled slab is causing water to collect or drain toward the building, raising it may help restore a better slope. We evaluate the existing concrete and drainage conditions before recommending a solution.

Usually, yes. Replacement involves demolition, hauling away concrete, pouring new slabs, and waiting for the new concrete to cure. Concrete lifting keeps the existing slab and can often be completed with considerably less disruption.

Polyurethane cures quickly, so many areas can return to normal use shortly after the work is completed. Our technicians will provide any specific instructions based on your project.

MINIMAL DISRUPTION FOR TENANTS, EMPLOYEES & VISITORS

Concrete repairs around an occupied office property require careful planning. Employees need to get to work, customers and visitors need access to entrances, deliveries still need to arrive, and property managers may be coordinating repairs around several tenants.

Concrete raising can often be completed in targeted sections, helping maintain access to the rest of the property while work is underway.

Because there is less demolition, hauling, forming, and curing than with replacement, repaired areas can often return to service quickly. That makes polyurethane concrete raising a practical option for busy commercial properties where downtime matters.
